1.3-Hectare Lakeside Property Bordering a Residential Zone outside Szeged, Hungary

This exceptional 1.3-hectare property lies right next to Szeged, in Hungary, in the area outside the city's built-up zone (Külterület), and is registered under two separate parcel numbers.

One parcel, 0.7 hectares, is classified as pasture and holds a fish pond with a 3,000-square-metre water surface. The other, 0.6 hectares, is classified as meadow, arable land and designated water body, and likewise holds a fish pond with a 3,000-square-metre water surface.

Both are classified as near-natural areas. The National Park assessed their development potential as follows: "Use of the property (residential building, farming purposes) does not conflict with nature conservation interests; construction of the residential building may proceed in accordance with the local building regulations."

The entire property is fenced and supplied with three-phase electricity. A mains water and gas connection can be arranged from nearby.

The lakes are stocked with fish, holding around 1,000 kg of carp and crucian carp. Their depth is 1.3-2 m.
