In the Külterület of Nyíregyháza, 3.8 ha of land suitable for lake development for sale, Hungary

The low-lying 3.8 ha is classed as meadow and reed bed and holds a water management construction permit for a 2 ha lake.

Even without earthworks the site holds water almost continuously. It adjoins a seasonal watercourse with a reliable flow rate from autumn to spring. Filling and draining the lake would use this watercourse.

The completed plan is for a 1.6 ha fish pond plus eight 0.4 ha rearing basins; the whole can also be combined into one lake.

Access is by a 600 m private road from the paved road. Distance from the inhabited area is also 600 m; utilities can be reached from there.

An agricultural qualification is required (at least Golden Ear Farmer, the Hungarian vocational certificate).
