Near Pécs, in a stream valley, 15 ha angling centre with 5 ha of lakes for sale, Hungary

The 15.5 ha estate in gently rolling country is crossed by a perennial stream. The stream flows through the fishing lakes, so they have a constant supply of fresh water.

The lakes (5 ha water surface) hold a water management permit; the level is controlled by a valley dam. Depth 0.8–2.5 m. The stream can be regulated; surplus water leaves via a ditch beside the estate.

The centre has a landscaped shore walk, large lawns and guest facilities.

The two-storey guesthouse with extra beds has 8 apartments for 16–32 guests. Each apartment has its own bathroom and kitchenette.

The licensed hot-kitchen event hall has 160 m² indoor space plus a covered open terrace. A 30 m² buffet can also prepare and sell hot food.

The 100 m² wellness wing has a Finnish sauna, infrared sauna, jacuzzi, men’s and women’s changing rooms, showers, WC and loungers.

The large reception also sells fishing tackle and houses an office and a store.

Eight bicycles, a playground and riding are available.

The centre is fenced, easy to reach and accessible via the motorway. Three-phase power, mains water connection and an own wastewater holding tank. Solar panels support the guesthouse and wellness wing.
